East Hungary accommodates 24% of the 8.3 million sq m modern industrial stock that CBRE registers across the country. The region’s most significant industrial hubs are Nyíregyháza, Kecskemét, Miskolc, Hatvan and Gyöngyös.

Similarly to West Hungary, the vast majority of the stock (84%) in the region is made up of owner-occupied schemes, with the remainder being leased or currently offered on the market. This relatively limited speculative stock is mostly concentrated in the hands of local developers, such as Infogroup, Európacenter, Indotek and Xanga, but international developers (notably Goodman) have also entered the region more recently. New supply in 2016 amounted to 70,600 sq m, of which 22% was due to expansions of existing properties. The largest such expansion was to ContiTech Fluid’s assembly hall in Makó.

2017 could be a new record year in terms of new developments in the region, as CBRE forecasts ca. 450,000 sq m of new supply to come to market throughout the year – this would be 30% above the previous high from 2014. The largest completions of the year in the region were manufacturing schemes, including Apollo Tyres’ plant in Gyöngyöshalász (145,000 sq m), Thyssenkrupp’s plant in Jászfényszaru (50,000 sq m) and SMR’s plant in Kecskemét (44,000 sq m).
